What to Review Before Buying Property in a New Development
New developments can be attractive, but careful review before you commit makes all the difference. Here is a practical checklist.
New developments often attract buyers with modern planning, fresh infrastructure and the possibility of long-term value. But the same features that make a new project appealing also mean there is more to verify before you commit.
1. Approvals and documentation
Ask which authority has approved the project and request copies of the relevant documents. Verify approvals directly with the authority where possible, rather than relying on marketing material.
2. The developer’s track record
Look at what the developer has delivered before. Visit completed projects if you can, and speak with people who live or own property there.
3. Location and access
Consider how the site connects to main roads, schools, hospitals and places of work today — not only what is planned for the future.
4. Payment terms
Read the payment schedule carefully. Understand what happens if instalments are delayed, how transfers work and what charges apply.
5. Your own goals
Is the property for living, renting or long-term holding? Your answer changes which projects and property types make sense.
A good property decision is one you understand fully before you sign.
